Last week, we only saw 9 recent residential sales across Little Compton, Middletown, Newport, Portsmouth, and Tiverton, reflecting a market that is very much in the vices of limited availability. From entry-level condominiums to properties approaching the $2 million mark, buyers and sellers continue to find alignment with active listings as we move deeper into the spring season.
This past weekend was especially active, with a strong turnout at open houses across the area. While overall inventory still trails demand…significantly, we are beginning to see more properties come to market, which is a welcome and necessary shift. More inventory creates opportunity for buyers who have been waiting, while also helping establish clearer pricing benchmarks for sellers.
Even with this increase, supply remains limited enough that well-prepared and properly priced homes continue to perform. Buyers are engaged, but they are also thoughtful. They are weighing condition, location, and long-term value carefully, which reinforces the importance of strategy on both sides of the transaction. Homes that are properly prepared are seeing solid activity, and those that are priced appropriately are commanding offers within the first week on market.
