Fourteen properties closed across Jamestown, Little Compton, Middletown, Newport, Portsmouth, and Tiverton last week, offering another look at how the market is performing as we move through the spring season. The range of sales continues to reflect broad participation across price points and property types. 

The week was highlighted by the sale of 17 Ferolbink Way in Little Compton for $4,500,000, a standout transaction that reinforces continued strength in the coastal luxury market. 

Across the broader market, one theme continues to stand out: the distinction between perceived market value and fair market value. Perceived value is what a seller believes their home is worth. Fair market value is what a buyer is actually willing to pay. In today’s environment, that gap is becoming more defined as buyers are more calculated. They are analyzing condition, cost to improve, and overall investment with a sharper lens. We are seeing clear resistance to homes that require significant updates, while renovated or move-in ready properties are often achieving stronger results and, in some cases, commanding a premium.

This reality reflects a more informed buyer pool and a market that is rewarding preparation, quality, and realistic pricing.
