Sixteen properties closed across Jamestown, Middletown, Newport, Portsmouth, and Tiverton last week, providing another clear look at how the market is performing as we move toward the spring season. The sales covered a broad range of property types and price points, from entry-level condominiums to luxury homes and historic estates.

Two of the week’s transactions surpassed the $3 million mark, including the sale of 63 Coggeshall Avenue in Newport for $3,800,000 and 27 Marcello Drive in Jamestown for $3,295,000. These sales reinforce the continued strength of the high-end market, where top tier properties continue to attract well-qualified buyers in coastal Rhode Island communities.

Across the broader market, the mix of sales also included single-family homes, multifamily investment properties, and condominiums, which reflects continued demand across multiple buyer profiles. When activity occurs across different property types and price brackets, it is typically a healthy indicator that the market is functioning normally. This are a bit more balanced to start the year and quarter 1 saw longer days on market, more price adjustments, and elevated opportunity for the buyers who have been active and engaged over the winter months. 

Seasonally, we are entering a period when more inventory traditionally begins to appear. Daylight savings time, longer evenings, and local events such as the upcoming St. Patrick’s Day Parade often signal the shift toward the spring market. For many homeowners, this period represents the beginning of the roughly 60 to 90 day window when people begin positioning themselves to move and settle in before the summer months.

With that shift underway, we expect to see additional listings coming to market over the next several weeks. I am currently preparing a handful of new properties that will be introduced shortly, and we have already begun scheduling spring consultations with clients who are considering a purchase or sale this year.

For buyers, early preparation is critical. Understanding financing, insurance costs, and market timing can create a meaningful advantage once competition increases. For sellers, thoughtful preparation and accurate pricing continue to be the factors that determine whether a property moves quickly or sits on the market.
