The spring season is here and the spring market is fully underway. Activity is increasing, new inventory is coming online, and buyers are actively engaging across multiple price points.
The week was highlighted by the sale of “Ocean Lawn” at 10 Ocean Lawn Lane in Newport for $8,100,000, one of the state’s highest transactions of the year to date. Cheers to Joseph Costa of Mott&Chace Sotheby’s and Kara Malkovich of Lila Delman Compass on representing that incredible sale. Built by Mark Horan in 2017, the property stands as a great example of high-quality construction meeting strong coastal demand. Sales like this reinforce that the upper tier of the market remains active despite concerns over new barriers to entry like what feels to be unending tax increases/programs in Rhode Island.
As mentioned in my On the Market article this past weekend, we are seeing clear momentum right now. The combination of seasonal timing and pent-up demand is bringing more buyers into the market, while new inventory continues to populate.. Behind the scenes, we are currently preparing several new listings that will be coming to market over the next few weeks, with a few expected as soon as this week and next.
Closer to home, I also want to extend a sincere congratulations to our clients on the sale of 23 Livingston Place in Middletown. This was a special home with a lot of history and meaning to the family. It is always rewarding to help sellers achieve a strong result, but even more so when there is peace of mind knowing the home will carry on with another local family.
