Twelve properties changed hands across Middletown, Newport, Portsmouth, Tiverton, and Jamestown last week, offering another snapshot of how the Rhode Island housing market is beginning to unfold as we move towards the spring season.
Several of the week’s closings highlight the strength of the upper tier of the market. The sale of 84 Allston Avenue in Middletown for $2,750,000 and 33 Kay Street in Newport for $2,348,050 demonstrate that buyers remain confident even in the luxury sector. High-end properties continue to trade without hesitation when they are priced appropriately and presented well.
At the same time, the broader market reflects a familiar dynamic: supply and demand remain out of balance. Inventory across Rhode Island (not just Newport County) remains historically low, which has continued to push median single-family home prices upward. Even with that pressure, the spring market in 2026 is shaping up to be slightly more measured than what we experienced over the past several years. I have a listing in Dean Estates in Cranston that saw 40 buyer parties through the door this weekend. My upcoming listing on Fairview Lane in Portsmouth, which will be live on Thursday, will likely experience that same kind of immediate interest. Demand is evident and the inventory is just not there right now…
Buyer activity is also increasing as the season progresses, and the buyer pool is only going to grow deeper as we move towards the summer months. At the same time, we are also seeing signs of a subtle market reset when it comes to pricing expectations. Homes that are well maintained, updated, and move-in ready are still attracting strong interest and moving quickly. Properties that require more substantial improvements, however, are facing more scrutiny from buyers who are factoring renovation costs, insurance considerations, and total monthly expenses into their decisions. These properties are sitting on the market longer, and seeing price adjustments more frequently than previous years. All in all, consumers are far more ‘work averse’ than they have been in the past.
The result is a market that still favors sellers overall, but one that rewards thoughtful preparation and realistic pricing. Sellers who invest the time to present their homes properly are continuing to see strong outcomes. Buyers who are prepared and decisive are still able to secure great opportunities when the right property comes to market.
As we move through the end of March and into April and May, more inventory will gradually begin to appear. I truly believe that daylight savings time and the parade weekend shift perspective towards the warmer months that lie ahead and give people a ‘mental window’ of settling in before the season.
