Happy Spring and Hello Inventory! 

It finally feels like things are starting to open up a bit. The weather is improving, the days are longer, and we’re seeing a real uptick in new listings hitting the market. After a pretty tight stretch, this past week gave us a good look at what spring could shape up to be.

Between Monday and Friday alone, a noticeable number of homes came online, and there’s more behind it. This is typically how it starts. A few listings turn into a few more, and before long you have real momentum. That’s exactly what it feels like right now. If you’ve been waiting for more options, this weekend is a great time to get out and take a look. There are 39 homes hosting open houses, which gives you a solid snapshot of what’s available across different price points and neighborhoods.

One thing worth paying attention to is pricing. Of those 39 homes, 19 are priced over $1M. That’s just about half the market this weekend. It tells you two things. First, there is still strong demand at higher price points. Second, inventory overall is still limited, which is keeping values where they are. At the same time, affordability is still part of the conversation. Rates weren’t trending in a favorable direction this week, and global events continue to influence that. Buyers are being more thoughtful, but they’re still very much in the market when something makes sense.

We’re seeing that play out in real time. My listing at 67 Fairview Lane in Portsmouth came to market last week, generated multiple offers, and is now under contract. It was priced well, presented properly, and exposed to the right audience. That combination is what’s working right now, without question.

On the buyer side, things are active too. I have several clients currently in escrow, including a couple relocating from Seattle to Providence and two close friends buying into my neighborhood off Broadway. There’s still competition out there, but good opportunities are getting identified and acted on quickly. You need to be ready, willing, and able to perform in a market like this. 

We’re also seeing movement in some of the more unique segments of the market. I listed a buildable lot on Bliss Mine Road just hit at $495,000, which is a very rare offering for that area. We already have multiple offers in hand and are calling for all bids by Monday. 0 Bliss Mine Road is yet another good example of how quickly things can move when the right opportunity comes along.

If you’re a buyer, weekends like this are valuable. Open houses aren’t just about finding “the one,” they’re about getting a better feel for value, condition, and how different homes stack up against each other. Take something away from every door you walk through, even if it’s not the right home for you. If you’re a seller, this kind of activity is a reminder that preparation, pricing, and timing matter. When those align, the market will respond.

The short version is this. Inventory is improving, buyers are engaged, and the spring market is starting to take shape. If you’re thinking about making a move this year, now is a good time to start paying attention and getting a plan in place.
