Spring has officially arrived in the local real estate market, and this week welcomed a wave of great new inventory across Aquidneck Island and the surrounding communities. After a quieter winter stretch, we are starting to see the seasonal selling pool thaw as buyer demand remains strong amid continued supply and demand pressures in the local market.

Homes that are presented well and priced properly are moving quickly. In fact, just this evening I toured a listing on Toppa Boulevard that had been on the market for less than 12 hours and already had an offer in hand. That kind of activity is becoming increasingly common as motivated buyers compete for well prepared homes.

With the St. Patrick’s Day parade bottlenecking the city on Saturday, open houses tend to be lighter that day, with Sunday typically carrying the bulk of the activity. After you dust off the mental cobwebs, take a nice cold shower, and grab some water with electrolytes, it is a great time to get out and tour some of the excellent homes currently on the market.

One notable trend we are seeing this year is that buyers are prioritizing move-in ready homes more than ever. While demand remains strong across all price points, many buyers are more apprehensive about taking on major renovation projects at premium price levels compared to previous years.
