The Newport County real estate market continues to be off to the races with a roaring start in the first quarter of the year, with strong and consistent activity across a wide range of price points and property types. From entry-level condominiums to Gilded Aged legacy estates, buyer demand remained steady and competitive last week and I believe it will continue to do so as we move deeper into the winter market.

The headline of last week was unquestionably the sale of Seaview Terrace, Newport’s largest privately held estate and one of the last remaining Gilded Age mansions still under private ownership. Reports indicate the iconic property was purchased by neo-expressionist artist Hunt Slonem, widely known for his vibrant color palettes and signature bunny paintings. Congratulations to the team at Stay Newport, who represented the sellers and did an exceptional job marketing such a historically significant property. A truly landmark sale for Newport and a moment worth celebrating.

On a more personal note, I’d like to congratulate my own clients on the successful closing of their family home at 13 Vanderbilt Lane in Portsmouth, which sold last Friday for $1,200,000. Built in 2019 by KMR Construction, the property reflects the quality and craftsmanship that continue to resonate with today’s buyers. Best of luck to the new stewards as they begin their next chapter in the home.

Taken together, these recent sales reinforce what we’re seeing across the board: motivated buyers, limited inventory, and well-positioned properties continuing to trade efficiently. All signs point to this momentum carrying through the remainder of the first quarter and into the Spring market. I have had a lot of conversations with seller clients about ‘getting in front’ of the inventory push we are likely to see in March and April, and many are using these snow filled winter weeks in January to prepare for late January and February launches.
