This weekend’s open house schedule across Newport County is notably frontloaded on Saturday, as agents and sellers prepare for an impending winter storm expected to bring snowfall and impact much of the area on Sunday. As a result, the bulk of showings and open house activity has been concentrated into a tighter Saturday window.

Given the continued lack of inventory across Aquidneck Island and surrounding communities, I expect Saturday to be busy, with solid attendance throughout the day. Buyers remain active, motivated, and engaged, and open houses continue to be one of the most efficient ways to explore available options, compare neighborhoods, and consolidate time in a competitive market.

There are several strong opportunities currently available, particularly in Middletown, where four single-family homes are offered under $800,000. These include 4 Philips Street, 35 Squantum Drive, 16 Ward Avenue, and 222 Peckham Avenue. Buyers focused on Middletown should also stay tuned, as I will be bringing two additional listings to market in the coming weeks, both priced in the $600,000 range.

Inventory remains especially tight in Jamestown, with just two open houses scheduled this weekend at 382 Beavertail Road and 94 Spindrift Street. There is also a single offering in Little Compton at 128 Maple Avenue.

For buyers actively house hunting, open houses remain a valuable tool not only for seeing homes in person, but also for gaining a better understanding of pricing, condition, and neighborhood fit in real time.
