As January comes to a close and we turn the page into early February, the Newport County real estate market is off to a surprising start this year, showing encouraging signs of momentum. Inventory has begun to improve, ever so slightly, and buyer engagement remains strong given the time of year and the conditions we have been navigating. Snow, colder temperatures, and winter weather have not slowed activity as much as many would expect. Instead, serious buyers are staying active, watching new listings closely, and taking advantage of opportunities as they arise. Consumer confidence is back, or at least it appears to be. 

What we are seeing on the ground is a market that feels engaged and attentive. Open houses are seeing steady traffic, showings are continuing despite the weather, and conversations are happening earlier in the season than in years past. While inventory levels are still very tight, the gradual increase in available homes is a welcome shift and an important signal as we head toward the spring market.

Behind the scenes, I am preparing several new listings that will be coming to market soon including a beautiful Cape in Portsmouth that launches on Monday, two single family homes in Middletown that will be priced in the 600’s, and a multi-family in Newport’s Fifth Ward just one block from the harbor. These listings have anticipated launch dates over the next two to three weeks.
