The fourth quarter of 2025 has been one of the most active and meaningful stretches I have experienced in my career, both professionally and personally. Across Newport, Middletown, Portsmouth, Jamestown, and Tiverton, we’ve seen consistent buyer activity, steady demand across price points (2 sales in Portsmouth over the last week surpassed the $4m threshold!), and a market that continues to reward preparation and clarity.

Last week, 21 properties closed across Aquidneck Island and nearby communities according to statewide MLS, ranging from entry-level condominiums to multi-million-dollar estates. Some homes moved quickly, others took time, but the broader takeaway is clear. The market never slowed. It simply became more intentional.

On a personal note, December has been one I will never forget. I am closing out the year with seven transactions this month, with my final closing scheduled for Monday. That last sale represents the way that I prefer to work, by referral. A Navy couple relocating from California to Jamestown, introduced to me by an agent in the San Diego area, trusting me to help them land in our community. That kind of collaboration and trust is what makes this work so rewarding.

Last week also marked the closing and the conveyance of 78 Cornelius Drive in Portsmouth. My seller clients built that home forty years ago. They raised their family there, welcomed neighbors who became friends, and created decades of memories. Helping them move on to their next chapter was an honor. 

This month also brought full-circle moments. Childhood friends purchasing homes. Friends buying their first home. Longtime relationships turning into major life milestones. It has been a reminder that real estate, at its best, is not about transactions. It is about people and their stories. 

As we look ahead to 2026, my focus is simple. Preparation and planning go a long way. Buyers and sellers who take the time now to understand their options, their goals, and their timelines will be best positioned for what I expect to be a busy and competitive spring market. Inventory remains tight, demand remains strong, and those who plan early will have an advantage.
