Last week brought continued activity across Newport County, proving once again that even in a traditionally quieter stretch of the New England market, buyers and sellers are still making meaningful moves before year-end. It’s been a busy December, and I am proud to be assisting with 6 sales this month, including some dear friends who are settling in just in time for the holidays and seller clients who are saying goodbye to their family home after 40 great years of milestones and memories.
One standout from last week was the sale of 230 Briarwood Lane in Portsmouth, which closed at $4,500,000, officially marking Portsmouth’s highest residential sale year-to-date in 2025. A remarkable property and a strong signal of continued confidence in Aquidneck Island’s upper-tier market.
On a personal note, a huge congratulations goes out to my friend and client who closed on 63 Clearview Avenue in Portsmouth, purchasing his first home after years of renting on the island. I could not be more excited for him and his partner as they step into their next chapter here in the community they already love.
Across Jamestown, Middletown, Newport, Portsmouth, and Tiverton, we saw steady movement last week with single-family homes, condos, and multi-families all trading hands. It’s a reminder that while the holiday season traditionally slows things down, serious buyers and sellers continue to get deals done and the next two weeks should remain active as we push toward end-of-year closings.
If you’re considering a real estate move in 2026, now is the ideal time to talk about your goals. For buyers, this means getting prepared so you’re ready when the spring market hits; tightening up lending conversations, understanding inventory patterns, and setting realistic expectations. For sellers, the winter downtime is the perfect window to prepare your home for market: reviewing pricing strategy, planning pre-listing projects, and aligning on a marketing approach that maximizes exposure when demand surges.
