As we move toward the holiday season, the market is beginning to slow down in a natural and expected way. Even so, last week delivered 17 closed sales across our coastal communities, a clear sign that active buyers who stay engaged during this time of year are still finding success. November and December often reward those who stay committed to their search, and this week is a strong reminder that meaningful opportunities continue to surface, even as the calendar turns toward winter.
There were also several notable closings. Little Compton saw a major $6,500,000 sale at 19 Taylor’s Lane, one of the top single-family transactions anywhere in the region this year. In Newport, a waterfront condominium on Goat Island at 2 Defender’s Row sold for $3,950,000, which now stands as the third highest condominium sale recorded in Rhode Island in 2025. These types of sales speak to the continued demand for quality homes in exceptional locations, and they reinforce the long-term stability of our coastal markets.
Looking at the broader picture, Newport County continues to show steady and resilient pricing across most segments. The current median sales price for residential property in Newport County is hovering just under $1,000,000, according to Realtor.com, reflecting a marketplace that, while slower now, remains strong and highly competitive. Another key variable is that inventory still remains far lower than consumer demand. The buyers who are well prepared are still finding the right homes, and sellers who present their property correctly continue to achieve strong outcomes.
Across all 17 closings last week, activity ranged from $385,000 to $6,500,000 in recordings, with only 2 sales trading for under $500,000 (both were in Tiverton). The consistency of these transactions demonstrates that the higher price points are still actively moving, and that buyers who stay intentional, organized, and engaged this time of year are still able to make meaningful moves, even with lower inventory and the natural slowdown that arrives this time of year.
