As we head into Thanksgiving week and settle into the holiday season, most people are thinking about turkey, travel, and time with family. But if you have an appetite for real estate instead, you’re in luck—this weekend brings one of the busiest open house lineups we’ve seen in months. More than 50 open houses are scheduled across Newport County and the surrounding communities, offering buyers a wide range of opportunities before the year wraps up.
I will be hosting an Open House at my 13 Vanderbilt Lane in Portsmouth on Sunday from 11-12:30 and encourage you to come see the space for yourself. This 2019 colonial is a 4 bedroom, 3.5 bathroom custom home with over 3100 square feet of living space positioned on over a half acre of land. I truly believe that it’s one of the best available homes on the market for the price and the value.
Newport, Tiverton, and Portsmouth continue to lead the way with available inventory, while Jamestown, Middletown, and Little Compton remain significantly tighter markets. Low supply has been the story of the last several years, and even as demand has moderated from the height of the COVID market, properly priced homes are still moving quickly.
Statewide MLS data shows 274 homes currently for sale across Rhode Island, including single-family homes, multi-family properties, and condominiums. Price points range from a $22,500,000 waterfront estate in Little Compton to a $39,900 manufactured home in Middletown, proving that there truly is something for every budget and every buyer. According to Zillow, the average home value in Newport County is just under $750,000, and while the pace of appreciation has cooled slightly, prices have shown no signs of reversing.
Earlier this month, I had the chance to attend the National Association of Realtors conference in Houston, Texas, representing the Newport County Board of Realtors as its President. One of the major takeaways came from NAR Chief Economist Lawrence Yun, who shared why he believes the housing market is positioned for a 2026 comeback. Nationally, Yun forecasts a 14% increase in home sales in 2026, driven by improving interest rates, steady job growth, and ongoing supply constraints. New-home sales are also projected to rise 5% next year, and prices are expected to climb another 4% in 2026. Even with challenges, the long-term fundamentals of the housing market remain strong.
