A waterfront condominium at 2 Defenders Row on Goat Island has sold for $3.95 million, marking the third-highest condo sale in Rhode Island this year.
The Fitzpatrick Team at RE/MAX Results represented the seller in the transaction that closed recently. Joe Fitzpatrick and Jeanne Cimaglia handled the sale, while Kate Kirby-Greenman and Quentin Warren of Sotheby’s represented the buyer.
The three-bedroom, 2.5-bath residence features panoramic water views and wraparound decks overlooking Newport Harbor. The property is located in a private community on Goat Island, minutes from downtown Newport.
The sale is the third in the Goat Island association this year.
According to Fitzpatrick, the transaction held particular significance beyond its price tag. The home had been in the seller’s family for many years, and the seller shared memories of her father taking her to watch America’s Cup races from the property. The buyer also has ties to the America’s Cup, Fitzpatrick said.
“Some properties come with a story that goes far beyond the closing table,” Fitzpatrick said. “This home meant a great deal to the family, and being trusted to help carry that legacy forward is something Jeanne and I don’t take lightly.”
After the closing, the seller left a voicemail telling the agents that her father would have enjoyed working with them and would have been pleased with the buyer.
