The first week of September brought another strong slate of sales across Newport County, highlighted by a $14,000,000+ transaction on Wellington Avenue in Newport. In total, 23 residential properties closed (as published in the statewide MLS), spanning from landmark estates to classic cottages and condominiums. The range in price points is a clear reflection of the depth and diversity of our local market.
This time of year always signals a transition. As summer winds down and the school year begins, buyers who spent the past few months at weddings, barbecues, and vacations return with a sharper focus on housing. Sellers who waited out the busy season are preparing to bring new inventory to market. All signs point toward an active and competitive fall, where strategy and timing will be key on both sides of the transaction. September stocks shelves with Halloween and Fall based products, and a shift in the season also signals a call to action for anyone looking to settle in before the holidays arrive.
On a personal note, I’ve just returned from a few days in Louisville, Kentucky, where I attended the 2025 RE/MAX Torchbearers conference. “Torchbearers” are recognized as the top professionals in each U.S. state and Canadian province, selected based on transaction sides and gross commissions earned. It was an honor to represent Rhode Island among such a talented and accomplished group of peers. Excited to get back to work and serve my clients this week.
I’m always here as a resource for your real estate needs, whether you’re exploring the market, considering a sale, or looking for the right opportunity to buy. The recent sales we’ve seen are a clear sign of where the market is heading, and the right strategy makes all the difference. If you’d like to talk through what this shift means for your goals, let’s connect. You can reach me directly at 401-241-1851 or TylerB@resultswithremax.com.
