The housing market across Aquidneck Island and greater Newport County remains active, even as we begin to see subtle signs of a shift from a strong seller’s market toward a more balanced, neutral playing field. According to data sourced from the Rhode Island MLS, 17 properties changed hands last week, indicating steady demand despite evolving market dynamics.

Among the most notable recent transactions was a $3.3 million condominium sale at The Waves on Ledge Road, a sign that the high-end segment of the market continues to move when properties are positioned effectively. While luxury buyers are still active, it’s clear that homes priced too ambitiously, especially those without updates or standout features, are beginning to experience longer days on market and price reductions.

Overall, Newport County’s median home price has risen over the past year, with data from multiple sources showing year-over-year increases of over 4%, and in some cases more than 5%. Despite this growth, the pace of sales has slightly cooled, and inventory has ticked up, particularly over the past month. In many cases, well-prepared homes that are priced appropriately are still generating strong interest and offers within the first few weeks on market. Buyers remain engaged, especially when properties reflect current market value and offer move-in ready appeal.

On the other hand, properties priced at the peak of their range without justification are sitting longer and may need to reposition to attract new attention. This is especially true for homes in the $800,000 to $1.2 million range, where buyer expectations are highest and selection is beginning to broaden.
