This weekend marks the busiest Open House schedule we’ve seen in Newport County all year and honestly, it’s about time. After months of limited options and tight inventory, it finally feels like the market is starting to breathe again. We’ve got 44 properties open across the county this weekend, ranging from starter condos to waterfront estates, and everything in between. If you’ve been waiting for the right moment to get serious about your search (or test the waters for a potential sale), this is it.

Newport is leading the charge this weekend with the most Open Houses on the books. No surprise there with the seasonality of the Spring Market, it’s one of the most desirable and dynamic markets in the state. But what’s encouraging is the variety: you’re seeing renovated cottages, classic Victorians, condos, and multi-family opportunities all in the mix. For buyers, that means there’s actually something to see.

Other towns are showing up strong too. Middletown and Portsmouth have a solid mix of mid-range properties that work well for families, downsizers, and folks relocating for quality of life. Tiverton is quietly offering some of the best value in the county right now, especially for buyers who want land, space, or just a bit more breathing room. And Jamestown? As always, it’s highlighted by high end luxury listings with a few standout homes on the upper end.

Trends we’re seeing:
The under-$900K price point is still highly competitive, especially for homes in great shape or with strong rental potential. Buyers have been “work averse” in my opinion, so homes that have been cared for, updated, or renovated tend to demand more attention than those that will require more work. Anything priced right and well-presented is moving quickly but we’re also seeing a shift. Buyers are more discerning. Some homes are sitting longer. Consumers are doing their homework and remaining patient. The frantic pace of the last couple years has cooled a bit, and people are taking the time to make smart, informed decisions. We are also seeing more contingencies, instead of the Covid frenzy when everyone was waiving inspections. 

On the listing side, homes with a strong marketing plan; staging, professional media, targeted exposure are winning. I’ve had multiple recent listings outperform expectations simply because we were strategic with timing, pricing, and presentation. That matters more than ever in a market that’s shifting under the surface.

So, what should you do?
If you’re a buyer: Go see some houses this weekend. Seriously. Inventory is back, and this gives you the chance to explore neighborhoods, get a feel for what’s out there, and ask the right questions. Don’t wait around for a unicorn, get in the game with the right guidance.

If you’re a seller: Let’s talk. Even with more inventory coming online, you still hold a strong position especially if we prep your home properly and price it strategically. The right plan can mean a faster sale and a better outcome. What you ‘net’ on a sale is the most important thing to consider and your bottom line is always my top priority.
