Cabana and its accompanying real estate at 140 Broadway in Newport (formerly Salvation Cafe) has hit the market for $2.9 million.

The property includes a “Zoned GB and with a full class C liquor license, this turnkey restaurant is ready for your concept and upgrades,” according to the property listing. It also includes “two apartments above the restaurant—one two-bedroom and one three-bedroom plus a large parking lot.”

On Tuesday, listing agent Joseph Fitzpatrick, co-owner of RE/MAX Results, told What’sUpNewp that the property has had much interest since hitting the market on February 13, 2024, “I showed the property probably 10 – 12 times.”

Cabana opened in June 2022, replacing Salvation Cafe, which operated at the location for more than 28 years. The property was purchased in March 2022 for $2.2 million.

The restaurant is currently listed as “Temporarily Closed” on Google. A request for comment from Cabana has not been responded to as of publication time.
